A Brief History
The Pearl Island is the flagship project of United Development Company, and had an initial budget of $2.5 billion and an estimated total budget of $ 15 billion.
The development welcomed its first 12,000 residents in 2009, but with the completion of the rest of the island's infrastructure, the population has risen to around 27,000 as of 2018. In total, the island can accommodate approximately 50,000 residents.
The Pearl was the first urban development in Qatar to offer freehold ownership to non-Qataris, allowing expats in the state to own properties that include land and buildings.
Living in The Pearl Qatar: Unique Districts
The Pearl is composed of ten districts or precincts, each with a unique theme, architectural style, and set of features. If you're looking for the perfect home or investment property on the island, start by knowing what each district has to offer.
Porto Arabia
Porto Arabia was one of the first districts in The Pearl to be completed. Qanat Quartier
Qanat Quarter channels Venetian chic, with low-rise, pastel painted buildings lining the canals that wind through the district. With its laidback design and rather secluded location on the island's western peninsula, Qanat Quartier offers more privacy compared to the precincts in the central areas of The Pearl.
True to its Italian inspiration, Qanat Quartier features charming piazzas with canopied storefronts of luxury brands, as well as a wide array of restaurants and coffee shops. The district boasts a gorgeous beachfront and a huge parking area that can accommodate more than 1,100 cars.
Homes in Qanat Quartier are apartments with one to five bedrooms, as well as two to three bedroom townhouses. There are over 1,100 residential units, many of which front a scenic canal.
Viva Bahriya
One of the major districts in The Pearl Island, Viva Bahriya exudes a tranquil, family-friendly atmosphere. The architecture in this precinct is Moorish-inspired, with most of its 28 towers capped by an Arabic style dome. The towers are built directly on white sand beaches surrounding a lagoon with a small resort island in the middle.
With fewer shops and restaurants, Viva Bahriya is quieter and less busy than other districts in The Pearl. It is truly designed for the idyllic beachfront lifestyle, with a 103-berth marina and an exclusive marina club rounding up the vibe.
There are around 1,780 Moroccan-inspired residential units in Viva Bahriya, including elegant condos, lofts, and townhouses.
Medina Centrale
Found right at the heart of the island, Medina Centrale is The Pearl's very own version of a downtown. It is an integral part of living in The Pearl Qatar as many of the celebrations and events on the island are held here. Medina Centrale connects the bustling Porto Arabia and the idyllic Viva Bahriya, and combines the best elements of the island's various districts.
Plazas, green parks, promenades, children's play areas, and piazzas provide plenty of wide open spaces and a traditional Mediterranean town feel. The architecture here is also Mediterranean inspired, with pastel colored mid-rise buildings defining the scene. Canopied storefronts, sidewalk cafes, and large classical style street fountains complete the vibe.
Medina Centrale is also home to the 1,900-seat NOVO Cinemas, as well as to Megapolis, a 6,000 square meter family entertainment center. The district has 538 residential apartments and a parking space that can accommodate around 3,600 cars.
Abraj Quartier
The gateway to The Pearl, Abraj Quartier welcomes residents and guests with two imposing skyscrapers straddling the road that connects the island to the mainland. Abraj Quartier is aptly named The Avenue of Towers, thanks to the seven skyscrapers that dot its skyline, each rising 36 to 42 storey's.
The district is home to prime office and commercial spaces, as well as upscale studios, two to three bedroom apartments, and opulent penthouses that offer stunning views of the island, the gulf, and the mainland. With its highly accessible location, Abraj Quartier is considered one of the most desirable districts in The Pearl for both business and residence.
On the northern side of the district is a beachfront lined by gorgeous townhomes. A boardwalk offers a wealth of amenities, including a number of shops and restaurants.
Perlita Gardens
Located south of Medina Centrale, Perlita Gardens was The Pearl's first gated community. Its defining feature is the lush landscaping that evokes the serenity of living amid nature.
