  • Even if Qatar has opened opportunities in the housing market so foreigners can purchase homes, renting is still the go-to option for many people. In fact, approximately 75% of the entire population, specifically expats, rent, with roughly 60% of the residential properties in the country available for rent. 

  • Unfortunately, rent can be expensive in the country. According to Colliers International, an average household in Qatar spends more than a third of its income on rent. While utilities can be affordable in this area, it’s best to be wise and choose a rental according to your needs and budget.

  • Villas in compounds - Some of the largest residential real estate in Lusail City; ideal if you want plenty of room or if you have kids. Villas are typically found in gated communities with common amenities such as swimming pools, playgrounds, and small shops.

  • Standalone villas - More exclusive than villas in compounds, these rentals offer lots of square footage and private amenities such as swimming pools and gardens. As a result, standalone villas are considerably more expensive to rent. The perks, however, may be worth it.

  • Apartments - Ranging from one-person studios to four-bedroom rentals, living in an apartment building gives you access to amenities like gyms and pools without always paying a premium. Note that older buildings might not have the same features.

  • Serviced apartments - Perfect if you’ve just moved to Qatar; the daily rates for these rentals typically include housekeeping and buffet breakfast. Serviced apartments also offer more flexibility— you can rent one for days, weeks, or months. 

Requirements

The renting process in Qatar is efficient and quick if you have all the requirements and paperwork on hand. Prepare the following before you shop for an apartment to rent:

  • Residence permit/visa

  • Qatar ID card

  • Employer’s/sponsor’s ID card/trade license and your salary slip

  • A checkbook with at least 13 blank checks

These items are usually required in signing a rental agreement. If you find an apartment you love, you’ll be able to submit an application right away.

Estimated costs and other fees

In Doha, studio apartments near the city or downtown centers start at around QR5,000 per month. A one-bedroom apartment will cost you approximately QR6,000 and up per month depending on the location and amenities provided.

A two- or three-bedroom apartment may cost upwards of QR7,500 per month. Apartments in high-end areas such as The Pearl could cost anywhere between QR10,000 and QR12,000 per month. Premium villas will cost you at least QR15,000 per month.

Maintenance fees for common areas, such as the gym, lobby, swimming pool, and corridors, are typically included in your rent. But if you’re renting a villa, maintenance fees may vary depending on your contract.

Note that the Real Estate Lease Contracts Office will require you to pay an annual registration fee of 0.5% of your rent’s annual value. This can be anywhere between QR250 to QR2,500. If you plan on renewing your lease, you’re not required to pay a renewal fee, only the annual registration fee. 

Contracts and renting

Lease contracts are typically written in Arabic, but an English copy will be provided. You might want to hire a translator to help you go over both copies of the contract. Doing so ensures nothing has been mistranslated or left out. In the unlikely case of a dispute, the Arabic contract will have legal standing, not the English translation.

Payment, security deposits, and checks

It’s common practice in Qatar to pay your rent in the form of post-dated checks that cover the entire duration of your contract before you move in. If you are renting the apartment for a year, that means you’ll need to submit 12 post-dated checks. Do note other landlords have payment arrangements. For instance, some prefer you to pay quarterly rent instead of monthly; that may translate to four post-dated checks instead of twelve.

You are also required to pay a security deposit, which is usually your monthly rate or half of it. This additional fee is refundable provided that the apartment remains unscathed at the end of your stay aside from the usual wear and tear. Keep your receipt to claim your refund.

Lastly, remember that contracts are binding for the agreed time period. If you leave earlier than what’s stated in the contract, you will need to pay a penalty. This amount is typically two months’ rent. In addition, you will need to give the landlord a two months’ notice before leaving.

Getting to know Lusail City

“Lusail” comes from the term al wassail, a Qatari name for a plant that grows in the area. This place is where Sheikh Jassim Bin Mohammed Al Thani, the founder of the State of Qatar, settled and built Lusail Castle. The area has national and historical significance, which made it the best location to build Qatar’s newest modern city. 

Lusail City is developed by Lusail Real Estate Development Company (LREDC), which is government-funded and part of the Qatari Diar Real Estate Investment Company. Lusail: A smart city

  • District cooling system – This sophisticated underground piping system will have a total length of 175 kilometers, making it one of the largest district cooling systems in the world. It’s expected to cut Lusail City’s energy consumption and related expenses.

  • Pneumatic waste collection – Waste pollution will be significantly reduced at Lusail City through its advanced pneumatic waste collection system. This turns waste into recyclables and does away with conventional waste collection (trucks and bins).

Attractions

Some of Lusail City’s most popular attractions include:

  • Lusail City Stadium - Also called the Lusail Iconic Stadium/Lusail National Stadium, this is Qatar’s main football stadium for the 2022 FIFA World Cup. The stadium is expected to have 80,000 seats.

  • Lusail Sports Arena – This multipurpose sports hall has a total seating capacity of 15,300, with facilities to host basketball, volleyball, and entertainment events. This arena’s color scheme reflects the desert, the sea, and the colors of Qatari pearls. 

  • Lusail Marina - A prime hotspot for tourists and residents, Lusail Marina is home to the three-kilometer Marina Promenade, where residents can jog, walk, or bike by the water. One of Lusail City’s signature events, Light Me Lusail, is also held here.

  • Lusail Shooting Club - If you want a unique experience in the city, you can shoot clay pigeons at the Lusail Shooting Club for only QAR 100. Lusail Shooting Club also hosted the 15th Asian Games and Arab Games in 2006 and 2011, respectively.

  • Crescent Park Lusail – Located in the Fox Hills district, Crescent Park is one of the largest and best-known parks in Lusail, offering 275,000 square meters of greenery. It was opened in March 2019 and features desert-themed playgrounds, kid-friendly attractions, as well as cycling routes, gardens, landscapes, and sports facilities. Its most iconic landmark is the Arch, a massive steel structure with a view deck at the top that can accommodate up to 100 visitors.

  • Qetaifan Islands and Waterpark - Qetaifan has four different islands, which will soon be the home of Lusail City’s main entertainment hubs. The main attraction of the islands is the Lusail Waterpark, which is spread across over 280,000 square meters and will include an 85-meter slide, the highest in the world.

  • Place Vendôme - Named after the famous square in Paris, the Place Vendôme mall in Lusail City is home to over 600 luxury brands along specialty stores and restaurants in its 1,150,000-square meter sprawl. Construction began in 2014 and is expected to finish in the first quarter of 2022, just in time for the 2022 FIFA World Cup.

  • Entertainment City – Lusail’s entertainment capital, this 100-hectare entertainment complex will be divided into five smaller districts (Corniche, The Villas, Downtown, North Shore, and South Shore). Place Vendôme Mall is located here, as well as Entertainment Island and Entertainment City Cinema.

Getting around Lusail

Lusail City is highly accessible from Doha. Several means of transport are available in the area, including the Doha Metro. Once the link is finished, travel time between Doha and Lusail by Doha Metro can take about 30 minutes.

The Doha Metro will also be connected to Lusail’s own tram network. It will cover 28 kilometers, with 25 stations in between for convenient travel within and between Lusail City and its districts. The tram network will have three lines and 28 trains.

Getting your own car may be a great option if you’re planning to be in Qatar and intend to do lots of traveling between Doha, Lusail, and other commercial centers.
